DEN Finland Strengthens Market Leadership and Delivers Strong Profit Growth in 2024

Despite continued economic uncertainty in 2024, DEN Finland Oy strengthened its position as Finland’s market leader in detached house construction and delivered a significant improvement in operating profit, reaching EUR 4.3 million (EUR 2.9 million in 2023). Customer and employee satisfaction also improved significantly during the year.

Commenting on the results, CEO Otto Tarkiainen said:

“We are deeply grateful to our customers for their trust. We have maintained strong profitability and clearly improved our operating result. At the same time, customer satisfaction reached record levels and employee engagement continued to strengthen.”

In 2024, DEN Finland Oy completed 532 homes, the majority delivered as turnkey houses. Despite challenging market conditions, new sales totaled 714 homes.

“Growth and development have continued in 2025. Our revenue increased by 23% and EBITDA by 72% in January–March compared to the same period last year,” Tarkiainen added.

Profitability Improved and Revenue Returned to Growth in H2

Revenue decreased to EUR 86 million (EUR 101 million in 2023) due to the overall market slowdown, but returned to growth during the second half of the year.

Profitability improved, with reported EBITDA rising to EUR 5.5 million (6.4% of revenue) from EUR 4.4 million (4.4%). Adjusted EBITDA amounted to EUR 7.8 million, representing 9.0% of revenue (EUR 6.0 million, 6.0%).

The operating profit increased to EUR 4.3 million (EUR 2.9 million in 2023), and the adjusted operating profit to EUR 6.6 million (EUR 4.4 million in 2023).

Adjustments mainly relate to one-off costs arising from group restructuring. The financial statements have been prepared in accordance with Finnish Accounting Standards (FAS).

Strong Market Leadership Backed by Customer Trust

According to the Building Research RTS Detached House Builder Survey 2024, DEN Finland remains Finland’s largest detached house builder through its Designtalo, Finnlamelli, and Ainoakoti brands (the latter in cooperation with Kesko).

In the turnkey house category, DEN’s brands held a 26% market share, confirming its clear leadership in the Finnish market.

Ambition: The Happiest Employees in the Industry and Zero Accidents

DEN’s ambition is to have the happiest employees in the industry and to achieve zero workplace accidents.

Employee engagement remained at an excellent level in 2024, with an eNPS of 42 and a manager NPS of 70.

The company has invested in occupational safety for many years, focusing on proactive risk prevention. Regular safety walks, site audits, and safety observations enable preventive actions to avoid accidents before they occur.

Record-High Customer and Partner Satisfaction

Continuous investments in product development, construction quality, and customer experience have led to record-high customer satisfaction.

DEN’s Net Promoter Score (NPS) exceeded 70 in Q4 2024, with an annual average of nearly 64. Customers particularly value the company’s reliability and stress-free building process.

DEN’s partners also rank the company among the best in the industry: 78% consider DEN the best or one of the best partners, and the partner NPS reached 68 in 2024. DEN’s partners supply materials, services, or both to the company.
